How to eliminate bad odors from former tenants

Our sense of smell is closely linked to memories and emotions. So it’s no surprise that the smell of your rental is important. Previous tenants may leave behind stubborn odors that may be unpleasant enough to deter potential new tenants; in some cases, these bad odors can even leave your home unoccupied. So how do you make sure your place smells good and is move-in ready after a particularly smelly tenant leaves?  Do you want to eliminate bad odors? Here are some DIY tips for some of the most common odors landlords and property managers encounter:

Accumulation of rotten food and trash

Hopefully your tenant will throw out all food and trash unwanted items before you leave, but otherwise you might be in for a smelly surprise the next time you enter the accommodation. Depending on how long they've been around, you might also find fruit gnats or other types of pests. Start by opening all the windows. Throw away the food or trash, then clean the area it sat on with soap and water. Then, spray the area with a disinfectant to disinfect it. This usually eliminates odors. Insects often disappear on their own once food or waste is removed. You can also install traps or carry out professional pest control for pests that refuse to leave.

Pet odors

Your tenant had several animals, dogs, cats and he If you didn't take them out you could recover accommodation in a catastrophic state. When pets are not taken out regularly, they relieve themselves directly in the home with excrement and urine. Pet odors tend to saturate walls, carpets and even floor coverings such as parquet. The best approach is to start by opening the windows and cleaning all surfaces thoroughly. Vacuum and steam clean the carpet. Scrub all hard surfaces with a 50/50 mixture of water and vinegar. You can also use a black light to locate any source of odors. Wait until it's dark, turn off the lights, and walk around the room with a portable black light. Any urine stains will be illuminated and easy to spot. For particularly stubborn stains or odors, you may want to use an enzymatic cleaner. Be sure to follow the label directions and let the cleanser sit for the recommended time; otherwise, it may not be effective.

If this does notcompletely eliminate the odors, you can call a specialized company in the elimination of pet odors. This will save you thecost of replacing the carpet or repainting.

Strong foods and spices

Certain foods and spices can leave a very strong odor which persists long after the tenant has left . Change all air filters on appliances  and scrub all surfaces with a solution of vinegar and water (one cup of water and two tablespoons of vinegar). Pay particular attention to the kitchen area and take care of the appliances. If the smell is particularly strong in the kitchen, spray the surfaces with the vinegar and water mixture so that they are damp. Keep windows open to allow the house to air dry. If you cannot deodorize the kitchen, call a major cleaning service to wash walls, ceilings, doors and windows.

Cigarette smoke odors

Just like pet odors, cigarette smoke tends to permeate everything. The process of removing smoke odor depends on its severity. If your tenant has smoked in the property for many years, you may have to deal with stubborn resin and tar contamination. In this case, you may want to consider replacing the carpet and flooring, such as curtains or sofas. Open all windows and use fans to circulate air. Scrub hard surfaces with a 50/50 mixture of vinegar and hot water.

Make sure to clean everything: walls, doors, light fixtures, ceilings, and baseboards. Steam clean any rugs and carpets you plan to keep. You may also want to replace the air filters or even have the ducts cleaned. If the smell persists after cleaning everything, you can place activated charcoal or bowls of white vinegar around the rooms to absorb the odors. Don't use scented products to eliminate odors, as they usually only mask the smell. Do not repaint walls stained with nicotine odors as the odors reappear quickly.

Getting rid of bad odors may seem like a daunting task, but with thorough cleaning and patience, it is possible to eliminate them. And if you're short on time, you can always turn to professionals to eliminate those stubborn odors. The cost of cleaning can be deductible tax credit.
